In the 2022/23 academic year, the number of students enrolled in post-secondary colleges in Hong Kong reached 253,000, while the schools could only provide approximately 39,000 student accommodation places. At present, private student accommodation also only provides approximately 1,000 rentable accommodation spaces.

In short supply​
供不应求

According to the research of Jones Lang LaSalle, the private student accommodation market in Hong Kong is in short supply, and the rent increase in the past two years has both reached about 10% to 15% respectively. As an emerging investment property, the investment return is stable and higher than that of other commercial property investments. At present, there is a large demand for student beds, while the supply from schools is insufficient. In the next four years, it is expected that an additional 22,300 beds will be needed, and the rent is expected to rise further.
